Butler® Roof Systems
Butler® roof products are Energy Star approved because they help keep buildings cooler using reflectivity and cool roof technology that reduce the Heat Island Effect. This is ideal in urban and densely populated areas. However, there are also insulation options that can help reduce energy costs and improve the building's environmental footprint, such as:
- The ThermaLiner™ insulation system which provides the additional advantage of an interior liner panel, superior thermal efficiency to R-40, condensation control, and acoustic properties.
- TBS ™ insulation system which provides more blanket insulation to meet stringent U-factors and R-values required by stricter energy codes while requiring less time for installation.
Commercial Roof Leak Detection
You can’t always see signs of commercial roof leaks, but some more obvious signs include:
- Staining on your ceilings and walls
- Puddles inside or around the ground outside the building
- Moss or discoloration on the exterior, such as rust
- Noticeable damage to the roof, such as missing shingles, a large branch on the roof after a storm, lifted sheet metal, etc.
- Unexplained moldy odors in the building
- Unexplained increase in energy bills related to water-damaged insulation
Call our team immediately to schedule an inspection to confirm there is a leak, diagnose the issue and provide repairs before the damage gets worse.
Commercial Roof Leak Repair
There are several variables that impact the time it takes to complete a roof repair, including:
- Roof size
- Material availability
- Scheduling
- Method used
- Type of roof
- Level of damage
- Weather
- Permits required (if any)
Once we inspect your roof, we can provide a more accurate estimate to tell you how long the roof repair will take.
Some of the most common methods, especially for flat roofs include:
- Sealing to address minor leaks such as small cracks, blisters, and leaks using a sturdy sealant to create a watertight barrier.
- Patching larger areas of flat roofs by removing the damaged area and replacing it to create a sounder roof with an even surface to prevent future pooling.
- Resurfacing flat roofs that can’t be sealed or patched, applying a new layer of roofing materials to the entire roof.
- Recoating to apply a new layer of liquid roofing material to restore worn waterproofing and extend the roof’s life.
- Membrane replacement in cases of severe damage that reaches below the top layer of roofing material when the above methods can’t repair the issue.
No. Rain, snow, and cold temperatures make roof access dangerous while also interfering with things such as adhesion in the roofing process. While each season presents its own challenges, roofers can often contend with typical weather. For example, warm-weather roofing systems might be more difficult to install below 10 degrees, so a cold-weather system might be recommended as they are mechanically fastened and easier to install year-round.
Commercial Roof Maintenance
A good commercial roof maintenance plan like ours includes:
- A thorough inspection
- Cleaning
- Removal of debris
- Gutter cleaning
- Minor repairs, such as applying sealants to cracks
We recommend professional inspections twice a year, typically in the spring and fall, as well as after severe weather events. This will ensure your roof is sound and identify damage so repairs can be made before the damage becomes more serious, not to mention more costly.
Maintenance neglect can lead to a whole list of woes that can cost you money over time, including:
- Slow leaks that cause mold growth
- Algae and vegetation growth related to debris and water on the roof
- Structural damage related to water-damaged beams
- Premature roof failure causing serious injury and damage
- Decreasing the value of your commercial property
- Possibly keeping customers and skilled employees away who feel your building is unpresentable or unsafe
There are several signs that indicate your roof needs maintenance, including:
- Visible damage, such as lifting metal or blistering and peeling of a flat roof
- Water stains on your ceiling that indicate roof leaks
- Pooling water on the roof
- Increased energy bills that could indicate water damage to insulation
- Moldy smells
- Discoloration in interior walls, such as rust
- Damaged eavestroughs
- Icicles in the winter
Ohio weather takes its toll on your commercial roof, from the UV rays and heat of the sun in the summer to extreme rainstorms and heavy winds in the spring and from heavy snowfalls in the winter to fluctuating temperatures all year round. The older your roof and the less effort invested in repairs and maintenance, the more vulnerable your roof is to weather related damage. Other weather-related factors include having mature trees with loose branches on the property that can fall on your roof in high winds and having full sun exposure.
